We’re proud to have been helping our clients build better financial futures for over 50 years. How have we achieved this? By working together - and supporting each other - all over the world. So, join our team and feel like you’re part of something bigger.
About your team
Corporate Property Services (CPS) forms part of the broader Corporate Services (CS) function. Corporate Services brings together Corporate Property Services, Procurement and the enterprise enabling functions within these groups to deliver integrated, efficient and resilient business support. While this role remains accountable for Fidelity International's (FIL) Corporate Property Services (CPS) agenda in India, it operates as a senior leader of the Corporate Services team, partnering closely with Procurement and other functional leaders in the group to strengthen commercial governance, supplier performance, operational resilience, workplace outcomes and enterprise value.
About your role
Location and Mobility
The role has country-wide accountability for the India property portfolio, currently centred on Gurgaon and Bengaluru. The successful candidate must maintain visible leadership in both locations and be able to travel regularly between them.
Role Purpose
A senior client-side country leader responsible for India's real-estate portfolio, workplace outcomes and transformation. The role leads FIL’s CPS agenda in India as part of the broader Corporate Services function, translating business strategy into a safe, compliant, efficient and future-ready property portfolio and workplace service model.
The role acts as the senior CPS adviser to India Management business and the principal India representative for CPS. The role owns the India real-estate strategy, workplace outcomes, commercial governance and CPS contribution to major location changes. Moreover, the role 1) builds a confident and accountable India CPS operations team, 2) maintains clear client decision rights and 3) ensures vendors provide expert advice and delivery without allowing vendors to assume responsibility for client strategy, risk, investment or policy decisions.
Four Mandates
- Country leadership: provide trusted, concise and evidence-based CPS advice to India Management
- Real-estate professionalism: own the portfolio strategy and ensure disciplined property decision-making
- Operational stewardship: provide safe, compliant and effective workplaces
- Transformation leadership: sponsor location and workplace changes while developing a decisive second line management team
Principal Accountabilities
1. Country Strategy and Executive Leadership
- Develop and execute the India CPS and workplace strategy, aligned with business plans, workforce requirements and global CPS objectives.
- Act as the senior adviser to India Management on property, workplace, service, investment and portfolio matters.
- Present clear, evidence-based recommendations supported by a defined plan, accountable owner, delivery date and specific decision required.
- Establish effective country governance, decision rights and escalation routes across India Management, CPS leaders, functional leaders and service partners.
- Implement global standards by default, with local exceptions permitted only where supported by law, risk or evidenced business need.
- Contribute to the broader Corporate Services strategy by partnering with Procurement and other enabling functions to deliver integrated solutions, stronger supplier governance and enterprise-wide value.
2. Real-Estate Portfolio and Professional Property Governance
- Own the India portfolio plan, including location strategy, capacity and demand planning, occupancy, lease events, acquisitions, renewals, expansions, consolidations and exits.
- Provide professional advice on site selection, property options, landlord strategy, commercial terms, flexibility, risk and long-term portfolio value.
- Ensure property decisions follow a disciplined process covering business requirements, options appraisal, market search, due diligence, business case, approval, transaction, design brief, delivery, handover and post-occupancy evaluation.
- Maintain accurate and complete property, lease, occupancy, cost and critical-date information in approved FIL systems.
- Commission and challenge brokers, valuers, legal advisers, cost consultants and other property professionals while retaining FIL ownership of recommendations and decisions.
- Work within CPS Real Estate and Finance frameworks so that property decisions reflect business strategy, financial implications and appropriate professional standards.
3. Transformation and Capital Programmes
- Act as the senior India client sponsor for relocations, refurbishments, consolidations and other material workplace and property changes.
- Partner with the global location-change programme and central programme hub on programme controls, cost governance, design standards and information management.
- Translate India business requirements into clear project briefs and secure timely business and client decisions with the CPS Real Estate and Projects teams.
- Oversee business cases, scope, budget, risk, procurement, design assurance, operational readiness, move planning and benefits realisation.
- Ensure project teams, consultants and contractors deliver approved requirements without assuming FIL decision-making authority.
- Ensure complete operational, asset, drawing and project data is transferred into FIL-controlled systems at handover.
4. Workplace Operations and Employee Experience
- Provide executive stewardship of workplace and facilities outcomes across engineering, maintenance, cleaning, catering, reception, employee transport, workplace services and major employee events.
- Protect employee safety, service continuity, operational resilience and workplace experience.
- Ensure services respond to actual business demand and employee needs while remaining commercially disciplined and globally aligned.
- Coordinate the India implementation of Security, Health and Safety, Sustainability, Travel and Business Continuity requirements, working with the relevant global CPS functional owners.
- Lead the client response to material workplace incidents and service failures within delegated authority.
5. Commercial and Vendor Governance
- Own India CPS operating and capital budgets, financial forecasts and commercial performance.
- Establish clear service requirements, measurable outcomes and robust contract governance for Integrated Facilities Management (IFM) suppliers and other CPS suppliers.
- Challenge vendor costs, staffing models, performance, proposed solutions, commercial claims and dependency-creating technology or operating models, supported by independent FIL data and professional advice.
- Ensure vendors make operational delivery decisions within their contracts but do not determine FIL strategy, policy, risk acceptance, investment, scope, technology or data architecture.
- Protect FIL audit, information, intellectual-property, transition and exit rights.
- Ensure procurement and vendor decisions are transparent, competitive and free from unmanaged conflicts of interest.
6. Risk, Compliance, Data and Automation
- Maintain an effective and evidenced CPS control environment across the India portfolio.
- Ensure applicable premises, transport, contractor, safety and other CPS requirements are translated into operational controls, with Legal, HR and relevant global functional leaders providing professional interpretation and oversight.
- Maintain audit readiness, effective incident management, emergency preparedness and timely remediation of control weaknesses.
- Ensure the CPS India owns its data, performance definitions and reporting including information generated or held by CPS service providers.
- Adopt approved enterprise platforms, eliminate unnecessary local systems and spreadsheets and reduce manual processes.
- Sponsor investment in automation and process improvement only where measurable service, control, employee or commercial benefits are demonstrated.
7. Leadership, Capability and Succession
- Lead and develop a capable India CPS team with clear individual accountability and delegated authority.
- Coach India CPS operations leaders to first bring forward a defined problem, recommended solution, delivery plan, owner and date rather than simply escalating issues.
- Coach the second line India CPS operations team to exercise judgement, make decisions within authority and communicate confidently with senior business stakeholders.
- Build a credible deputy and succession capability across critical roles.
- Prevent decision-making, institutional knowledge or stakeholder relationships becoming dependent on one individual or vendor.
- Create a culture of candid debate, disciplined execution, continuous learning and accountability for commitments.
Decision Rights and Role Boundaries
- The role may make India CPS operating decisions within approved policy, standards, budgets and delegated authority.
- Material portfolio, investment and location decisions remain subject to the relevant business and global governance approvals.
- Global CPS functional leaders retain professional ownership of Security, Health and Safety, Sustainability, Travel, Real Estate, Technology and other enterprise policy, strategy and standards; this role is accountable for effective country coordination and implementation with the above groups.
- The FIL global location-change programme retains programme-wide methodology, controls and assurance; this role acts as the senior country client and sponsor for India projects.
- Ensure that vendors are empowered to make operational decisions within their contractual scope and delegated authority, but do not accept risk, approve policy exceptions, or make strategic, investment or financial commitments on behalf of FIL without the appropriate FIL approval in accordance with the governance framework.
Measures of Success
- Employee safety, compliance and operational resilience
- Quality and timeliness of India portfolio and property decisions
- Delivery of approved location-change and capital-programme outcomes
- Financial performance, commercial control and independently evidenced vendor value
- Workplace service quality and positively influencing employee experience.
- Adherence to global standards and reduction of unmanaged local exceptions to CPS standards
- Quality, accessibility and client ownership of CPS India data
- Reduction in manual processes and measurable automation benefits
- Reliability of commitments and executive reporting
- Develop a confident second line CPS India operations team with credible deputies and sustainable succession capability
