About the role
Description
Who we are:
Envision Cold is a leading provider of cold storage solutions serving temperature-controlled supply chains across North America. We support customers in food, beverage, and other temperature-sensitive industries with end-to-end cold chain capabilities, from initial processing through final-mile delivery. Headquartered in Atlanta, GA, we continue to expand through development, construction, and acquisition of best-in-class cold storage facilities.
What we're looking for:
We are seeking an experienced, hands-on Regional Maintenance Manager to lead facility maintenance and refrigeration operations across a portfolio of sites in our West region, spanning from California to the Pacific Northwest. This role is anchored at a home facility, where the Regional Maintenance Manager performs day-to-day maintenance leadership duties, and extends outward as the first responder for refrigeration and equipment issues at every site in the region — traveling as needed to stabilize operations, support site teams, and keep facilities safe, compliant, and running.
Refrigeration maintenance stays hands-on and in-house under this role. Every other trade — HVAC, electrical, dock & door, racking, and material handling equipment — is serviced by Envision Cold's single-source facilities vendor, and this role owns that vendor relationship: confirming SLA compliance, reviewing scorecards, and escalating unresolved issues, rather than directly overseeing in-house repair crews for those trades. This role blends working technical leadership with regional oversight: setting standards and coaching site-level Maintenance Supervisors and Leads, owning refrigeration PSM/RMP compliance across the region, managing the facilities vendor relationship, managing regional maintenance budgets and capital projects, and stepping in directly — tools in hand when needed — wherever a site needs support or an emergency requires it. It's ideal for a proven maintenance leader who is equally comfortable coaching a team, managing a vendor relationship, untangling a complex refrigeration issue, and living out of a suitcase to keep multiple sites running across a wide geography.
What you'll do (including, but not limited to):
Regional Leadership & First Response
- Serve as the primary point of escalation and first responder for refrigeration and equipment issues across all sites in the region, traveling on short notice to support site teams through equipment failures, refrigeration upsets, and other urgent issues.
- Perform hands-on, day-to-day facility maintenance leadership at your assigned home site, including directing refrigeration work, prioritizing repairs, and supporting preventive maintenance execution.
- Set performance expectations and provide coaching, technical guidance, and accountability for Maintenance Supervisors, Leads, and refrigeration technicians at each site in the region.
- Travel to regional sites on a recurring basis to conduct site visits, audits, training, and hands-on support.
- Act as the liaison between regional site teams, operations leadership, and corporate maintenance/PSM leadership, ensuring clear communication and consistent standards across the region.
Facilities Vendor Management
- Own the day-to-day relationship with Envision Cold's single-source facilities vendor for all non-refrigeration trades (HVAC, electrical, dock & door, racking, and material handling equipment) across the region.
- Monitor vendor performance against SLAs, review scorecards, and hold the vendor accountable for response time, quality, and completion of assigned work.
- Escalate and drive resolution of unresolved or recurring vendor issues, stepping in with direct oversight — and hands-on support in emergencies — when the vendor cannot resolve an issue on the required timeline.
- Partner with site teams to validate vendor work quality and ensure facilities remain safe, compliant, and operationally ready.
Maintenance & Facility Operations
- Direct and assign refrigeration maintenance work, set performance objectives, and monitor performance of maintenance associates and refrigeration technicians across the region.
- Determine work priorities and schedule refrigeration equipment repair, maintenance, and installation across the region; oversee facilities vendor scheduling and completion for all other trades.
- Develop, implement, and continuously improve preventive and predictive maintenance programs for refrigeration equipment to minimize downtime, reviewing production, quality, and maintenance reports and statistics.
- Ensure material handling equipment, dock & door systems, racking, HVAC, and building infrastructure remain safe and operational through effective facilities vendor oversight.
- Maintain and review CMMS records and equipment history at each site — including vendor-performed work — to optimize maintenance performance and regional reporting.
- Support the region through the year-one rollout of Envision Cold's new enterprise CMMS platform, including asset registry build-out and data migration for sites in the region.
Refrigeration / PSM / Mechanical Integrity
- Own OSHA PSM and EPA RMP compliance for ammonia refrigeration systems at every site in the region, including Process Hazard Analyses (PHAs), Management of Change (MOC), and Pre-Startup Safety Reviews (PSSR).
- Oversee mechanical integrity inspections, testing, and maintenance of covered process equipment; support refrigerant management and compressor maintenance.
- Maintain PSM documentation, operating procedures, and required records for each regional site.
- Coordinate contractor safety and refrigeration compliance training across the region.
- Support emergency response readiness and lead or support incident investigations related to refrigeration systems regionally.
Safety, Compliance & Risk Management
- Ensure compliance with all OSHA, EPA, food safety, and applicable municipal, state, and federal regulations at every site in the region, including work performed by the facilities vendor.
- Conduct regional safety audits, inspections, and corrective action follow-up; investigate accidents, near misses, and equipment failures to determine root cause.
- Partner with HR and operations leadership on injury prevention, return-to-work efforts, and workers' compensation reduction across the region.
- Support customer, food safety, and regulatory audits at regional sites.
- Maintain personal readiness to respond to refrigeration emergencies, including passing an annual respirator fit test and medical evaluation, and maintaining 24-hour HAZWOPER certification (obtained within the first year of employment) with annual 8-hour refresher training.
Budgeting / Capital / Continuous Improvement
- Prepare and manage annual maintenance budgets for regional sites, including facilities vendor spend; schedule expenditures, analyze variances, and initiate corrective action.
- Assist in developing capital expense budgets and long-term planning for facility and equipment improvements across the region.
- Support capital projects to completion, including scoping, soliciting and evaluating contractor bids, and managing the facilities vendor and other contractors through execution.
- Analyze maintenance costs, downtime trends, and performance metrics across sites to identify improvement opportunities.
- Identify new technologies and recommend regional operational improvements, including energy efficiency initiatives.
Leadership & Talent Development
- Build, coach, and develop strong maintenance teams at each regional site.
- Create Individual Development Plans (IDPs) and succession pathways for technicians, leads, and supervisors across the region.
- Promote a culture of safety, accountability, and continuous improvement regionwide.
- Perform other duties as assigned/needed.
